
In California, there was a longstanding rule that capped the allowable security deposit amount that a landlord could require. A landlord could not require a security deposit greater than twice the monthly rental rate for an unfurnished rental unit/property. If the unit/property was furnished, then the landlord could only require a security deposit up to triple the monthly rent.
For rentals after July 1, 2024, the rule changed limiting the maximum amount of security deposit a landlord can require to one month’s rent unless the landlord meets the requirements to be exempt. The law also affords additional protections to service members that were not present before.
